There’s an invisible tax you might be paying right now.

No, you won’t see it on your mortgage statement, and it’s not listed anywhere in your monthly expenses, but it’s quietly costing you every single day. I call it the Waiting for Someday Tax.

It’s what happens when you stay in a house that no longer fits your life. 

Maybe it’s the cramped kitchen, the lack of a home office, the long commute, or the kids sharing rooms when they’re clearly ready for more space. At first it feels manageable. You adjust. You tell yourself it’s fine. 

But over time, that small discomfort compounds.

You host less. You feel more tension. You stop dreaming about what’s next because it feels easier to stay put. And the longer you delay the move you’ve already thought about, the more expensive it becomes. Not just financially, but emotionally and lifestyle wise. It’s the backyard your kids never had. The dinner parties you didn’t host. The peace you keep postponing.

I know moving feels big. Interest rates feel like a headline you can’t escape. But sometimes the bigger risk? It’s doing nothing at all.

Every year I talk to families who say, “We should have done this sooner.” Almost never do I hear someone say, “I wish we would have waited longer.”
